Cost of a new boiler.....

My Dad is a heating engineer based in Sunderland, Richard McLane Gas Services. Not sure if he covers Hartlepool but he does plenty of work in Peterlee which is not too far. He is very good with 25 years with British Gas before going out on his own over 15 years ago. He will give you a fair price if it is a Baxi or Worcester you are after.

If you are looking for guttering, they don't come any cheaper than

Excellent quality, low prices and free delivery

Thanks Bob but do they also fit it when they deliver as I don't do ladders :D. Also getting the soffits & fascias done so have got a roofer coming round to do the job.
I preferred it when I just used to rent a house, I didn't have all these expenses to fork out for. ....I could have had myself some new shinies instead

Get a bungalow:whistle:

You cant go far wrong with Vailant, buy the hardware yourself online, they can deliver to your door, we paid £1,412 for an Ecotec Plus boiler with wireless controls. Then paid a plumber for his materials and hourly rate to install. A spark Cost £50 to connect. In total it cost us less than £1,850.

If we had bought the boiler from a plumber that would have set us back £1,800. Just make sure whoever installs it commissions it and fills in the documentation to register the installation and warranty. Especially if you have boiler cover with insurance.

If someone is charging you more than £2K they are ripping you off. £45 hourly rate is more than average, and it will prob be cash in hand so push them for £150 to install it.

That last piece is a load of rubbish but typical of people today. They want everything doing for nothing.

Something to look forward to anyway.

Plumber came round last night and suggested baxi duo tec 40 HEA. Cost he said is about £840...Are these a good quality combi?

The Baxi's are decent but I'd recommend you pay that bit extra for the Vailant.

How many radiators do you have? Bathrooms?

One bathroom and 8 radiators. The radiator in the kitchen I'm thinking of replacing with one of them heaters that go in the kickboard

Stuart as much as I respect your opinion, a
small amount of copper and elbows, and cannister of gas around £75
Boiler including delivery £1500.
Labour at £45 an hour 4 hours to install / comission
Spark to connect to supply including materials £100

Thats no where near £2k. Even if a plumber was to charge £80 p/hr which wouldn't surprise me it still doesnt come to £2K.

Now if he were to let the plumber by the materials and the boiler the cost would rise by £300 for the 20% mark up most trades put on goods and materials.

In my works we employ around 40 plumbers, similar number of sparkle, then around 50 multi-trades. We also spend around £25 million per year on new build and another £5million on regen works. So I tend to have a pretty good idea of costs and what people get ripped off by. That paired up with personal experience of buying a boiler last year and using my head to get everything and just pay labour saved a fortune.

The money I saved paid for car insurance for the year.

In respect to how many rads you have, a decent vailant like the Ecotec range enable you to increase the pressure upto around 3Bar if you have more rads and the output is sufficient. Best best is speak to someone in the know, then go online to get one to suit your requirements, but do not let e trade buy it, save yourself money and buy it yourself. Along with a length of 22mm and 2 lengths of 15mm Copper around 15 elbows. Try to get everything yourself and just pay labour, ratedpeople.com are good to get prices from

You don't need a 40kw boiler, a 30kw is more than enough.

Good place to buy from, and meets your spec, wireless controller makes install simple, and has external temp sensor. Pretty Environmentally friendly.

What would you say Stuart, I manage contract, you would be able to give a better idea of suitability I think

Steve this is what i should've highlighted.... and it will prob be cash in hand so push them for £150 to install it.

So for £150 you'd want the job done, boiler guarantee completed aswell as any guarantee for the works the installer does?

Also you say a few fittings and a bit of pipe, what about flux, solder, clips, screws etc etc

Flux is £12 and solder is nearly £20 a reel!

I do and price loads of labour only jobs as people want to save money which is fair enough, and when i give them a list for screws, plugs etc they never get them and complain "you must have a few screws etc etc".

I personally never try to make a profit on materials as there already expensive as it is but i know theres some unscrupulous people out there.

Thanks Stuart. My boiler knowledge is fairly limited, so what are the advantages and disadvantages of a higher kw boiler? Do the higher kw heat quicker but use more energy?

The bigger the KW the more rads it'll heat and also you'll get a better flow of hot water.

For example a 30kw boiler will probably give 12 litres of hot water per min but a 40KW will give say 15 litres per minute.
Now with one bathroom and a kitchen tap you probably would see the difference in flow rate unless your incoming cold water pressure supply is poor.

You'll be paying more for a higher KW boiler than you really need.

You're one of the good few out there then Stuart, if there were more of you about people would be happier to part with their cash. The reason I'm so wary is because of the many trades out there who hike the prices.

If you can get a trade who'll make his money on his work and not materials you will be getting a decent tradesman, these are the sort of blokes or women who know they do a good job, and that word of mouth trade is valuable. What is your trade Stuart, I ask as if you are one of the rare few and I hear people wanting your line of work doing, I can mention you.

Back on thread, find yourself a tradesman lik ethat in the north-east and keep him and his friends in your phonebook as a lot of his friend will work similar. Always good to know

i like your thinking there STEVE,cut out the local business in the town that employs local people, buy the boiler direct from some on-line suppllier, get some jack the lad bloke out of the paper who you probably never see again, why not go the whole hog and get one of our eastern European bods to do it,the guarantee on the boiler has to be signed by a registered person and fitted to their installation guide lines or it is void, this includes flushing the system, fitting a magnetic filter on the system and adding the additives recommended, the first thing they check if something goes wrong is the water in the system,if the balance or condition is wrong they will not repair it or validate the warranty, what do you do then ask the bloke you paid £150 to fit it to come back and pay for a new boiler?
