A morning of trying to get the fences repaired.

Needing power tools for how I repair it was in out of the house as we kept having showers. I need not have hurried though down to the local builders merchant and they did not have in stock the size of coach screws I need.
 
River levels continuing to rise, one of the local holiday parks has had the gas and electric turned off and everyone evacuated as a precaution, doesnt look good for them
 
Does home insurance cover those people who have been flooded or is that seen as an "act of God" excuse that is in a lot of insurance policies?

Think we've got away lightly up here.
 
Its really bad in this area, Malvern is almost cut off in every direction, The rivers Teme, Severn, Wye and Avon have all overflowed causing some major flooding with some loss of life and are not expected to peak until tomorrow.

usually covers for the first time, policies can get prohibitively expensive when trying to reinsure though! heard a couple of examples lately of people who arent insured as couldnt afford the uplifted prices!

edit: a decent flood risk report well worthwhile when buying these days when buying a house a learned friend taught me!!!

I think if they hide behind act of god its disgusting.
Charging an extremely high premium on the over hand, is simply a business calculation.


it is for the faceless insurance co, but for those in areas that have flooded that werent previously deemed high risk they suffer the double whammy of loss of value/inability to sell their property and a massive hike in insurance costs leaving some people trapped, because they cant sell the property and cant afford to insure it, in effect waiting for the inevitable

Yeah it's harsh, but realistically what would people expect?

Insurance companies are simply businesses after all.
 
A sensible rise in the price of a policy rather than them adding a 0 on the end (or more) or refusing to cover them anymore. I hope nothing harsh like this happens to you!

I'm not saying i don't sympathise with those it affects, i'm not heartless.

Just that i can see why an insurance company would do it. I'd imagine anyone living on a flood plaIn probably has a policy that has extra 0's on it.

If someone's area gets reclassified harsh as it is. It's just whats gonna happen.
 
theres as site not far from here that theyre trying to get planning for 160ish units, currently looks very similar! lots of people sending in pics and comments to the planners currently lol
Makes no difference. We have just had 150 built at the bottom of our road which collects all the run off from the hills above us and used to run into the fields. Not anymore and the new householders are now complaining that their front and back gardens are just swamps.

I think if your buying in a new estate, the first thing you should do is check out the objections on the planning application.

Looking at the floods on the box it's amazing to see how many houses in some areas are relatively new.
 
So used to seeing the cricket ground at Worcester under water, but walking nearby 2 days ago it was actually part of the river.
And they've spent a lot of money on New Road in recent years.
Kidderminster is likely to be their home for the start of the coming season, but it's not a great standard.
