We saw a house we sort of liked and went to see it. The wife likes it but it needs a lot of work. We got ours valued. Not on the market yet. Can we put an offer in? Also, if we put ours on the market and we get out bid, can we take it off without any cost to us?

You can put a bid in for the new property but if the sellers agents are doing their job properly, it won't be taken especially seriously until they've done due diligence to check you have the funds available to buy. Whether you can put yours house on the market, then take it off without cost, depends on the contract you sign with your estate agent. Some may charge, some won't.
(For both buying & selling - I assume - it helps prevent time wasters ?)

yes and yes is the short answer, would recommend talking to friends/family locally who have sold recently as to which agent to use, theyre not all equal! i would also talk to the selling agent about what interest there is in the one you viewed and explain that you are interested and that you are putting yours on the market and need to understand whether the vendor is looking for a quick sale or would be happy to wait etc. expect the selling agent to try and get your business for selling your house which has its pluses and minuses.
