Hi Team

Looking at doing stuff to the house which will result in me being evicted from ones mancave, so looking at garden Buildings as an option.

main issue we need help on is the wall thickness, most ones we are seeing have 4cm thick wood walls, which are T&G, but the only insulation is the wood itself
I can see this being a tad nippy in the middle of winter, so I'm pushing for cavity walls with insulation inside, plus insulated roof and floor.

But this pushes the cost up.

So what garden office type buildings do you lot have? anyone gone for the single thickness wall? any good

Im thinking 8 x 10 pent style, what have you got, pics welcome

we will have power and interweb thingy installed too
 
My brother has a similar size to your thinking, he fixed wall insualtion to the inside then boarded it over with chipboard.
The biggest issue is the cold from underneath, not through the walls or roof.
 
I’d look at Kingspan or Celotex boards for the walls & ceiling.

The thing with both of them is you have to tape and fill the joints, and as there is a lot of natural movement they tend to crack and look crap.

You can over batten the uprights and joists (and the floor tbh) and fill the space with insulation, then overboard with OSB.
 
I've built a 6 x 4 garden room from the ground up rather than using one of the "log cabin" kits as I could build the insulation levels I wanted. Fitted Rehau doors and windows and a flat roof instead of a pent roof as it's better to insulate.

Plasterboard walls fully insulated and fully kitted with power and Ethernet. It looks a lot neater than using OSB or chipboard which, IMO, looks naff.

As BM says above, underfloor insulation is essential. I have 100mm EPS under the floor, 50mm PIR in the walls and 75mm PIR in the roof.

No structure will not get cold when it is cold though (think how cold your house gets when it gets chilly and you need to put the heating on), but fully insulating certainly helps a lot.
 
We bought one from Booths Garden Studios, and we are very pleased with it. If we move house and want to take it with us, they will dismantle and move it. Or if we no longer want it they will sell it for us and move it to the buyers.

The one shown in gallery QCB Zero Maintenance photo 25 could easy be a photo of ours, same design and size in an identical location. Perfect as a garden office/bolt hole.

Includes installation total is around £8300, which looks pretty decent, 10K was our absolute budget, so when you add on the lecct work etc, will be about there

Seems incredibly expensive to me considering the size and the fact it’s not insulated already.

But I guess my view is skewed by the 6m x 4m stud frame of mine (just the shell) costing around £1100. With roof, doors, windows and insulation it was probably around £5k.

Edit; Oaft! 20ft x 14ft (6m x 4m) the want 21 grand!!! 🤢

The other issue re self build, is that I could certainly do it, but im still working Monday - Friday 9-5, so time is an issue
Mind you, if im on here less that might help

The walls and ceiling are preinsulated, just the floor is extra

Ours (12ft x 8ft) from Booths cost £9400 6 yrs ago. It’s got fully pre-insulated walls, roof and floor with 90mm insulation, and good quality double glazing with blinds, and we have power out to it. It’ll prob be a bit more than £10k today. So just over the @PTF budget. But the £8.3 quote for his size sounds consistent.

I too had to fit it in working Mon-Fri but the time it took was a lot less than than the price differential for me.

If you intend to use it all year round I’d be looking at min 50mm PIR (Celotex/Kingspan/a.n other) and I’d also definitely be looking at at least 100mm EPS (Jablite etc) under the floor.

LINED AND INSULATED WALLS: These high specification garden offices feature fully lined and insulated walls with 45mm x 45mm planed deal framework. The insulation is 50mm thick mineral wool combined with a reflective aluminium foil vapour barrier. An additional waterproof membrane is also included. The walls are fully lined inside with decorative primed MDF boarding as standard. The decorative MDF lining features vertical tongued and grooved boarding with a matt white painted finish. Whilst most customers leave this untreated, it can be re-painted any colour of your choice. The internal lining boards are made in pre-fabricated panels for easier and more precise fitting on site. The panels feature additional horizontal framing and the overall width of the cavity is approximately 65mm.

LINED AND INSULATED ROOF: The roof features 12mm thick tongued and grooved boards and 50mm thick mineral wool insulation combined with a reflective aluminium foil vapour barrier. The underside of the roof is lined with decorative MDF with matt white painted finish to match the walls

No idea about the floor insulation, so ill need to check that out
