Boundary and wall questions

I am getting as bad as my friend Vkurup! But here goes...

So i recieved a copy of the land reg documents today and the boundary of our property is bigger than i expected, it actually goes past a wall that is kind of the entrance to our small estate. The wall in question is curved and eats into my front garden. Can i knock it down and replace with another wall or a fence etc? see pic.. Who do i need to check with? council? land reg?

Depends, would need to see the rest of your title deeds to see if there are any covenants preventing it being knocked down. Also worth checking the original planning permission to see if it was a requirement.

Re Doon, no worries there, the parking spaces are for 12 grannie flats! only oldies allowed!!

If that is parking next door then the wall may be curved as part of the visibility splay, in fact that seems quite likely.

So i could just knock it down and not replace it! Cant see anything covenant wise on the paperwork i have..

Best chat the council as may be a condition in the original planning consent. If not, you could, in theory, knock it down but you may not be able to fence off or enclose the additional land
