Overall it's not terrible nor is it great

Conditioning is always good (super greens/tees/fw's)

Great VENUE (clubhouse/WOW factor)

The welcome is always good

Great 18th hole (good 6th/10th and the par 3' are OK)

I just find the course a bit bland (needs to mature). There's little definition so I struggle to 'see' the tee shots, not that it matters too much as there's no rough

I always felt that it was soulless - well maintained but as it had no club , it was always going to have a corporate feel. A new course is always going to take time to develop but you need a good revenue stream to maintain it. A high end target is always going to be difficult to maintain as there are loads of courses around the area.

Indeed. Good venue for a society day or a corporate day but not day to day golf
Always strange he didn't want any membership, didn't affiliate to any county union etc, never could work out how it would pay for itself
