Anyone got any experience of these?

My neighbour is looking to do a loft extension. We get on okay, and I don't want to make it any more awkward than it has to be but it looks like you have two choices; agree to it and sign any rights of control away (we lived through his ground floor extension), or dissent & get the surveyors in. I've got a letter from his surveyor & checked the website and I'm not too impressed by what I see which concerns me. looking to find an amicable way forward but avoiding subjecting myself to continuous weekend working or excessive access to my property.

I'd appreciate any practical input anyone can offer.

Set out your concerns and ideal arrangements you would be happy with in a registered letter to the surveyors and take it from there.

List things like, no work before 8am Mon-Fri and no later than 5pm, no work at weekends at all, 24hr advance notice for any access to your property which has to be agreed in principal first. You also want to see and agree to a Schedule of Works which has to be agreed to by you and has to be followed, any changes again you need to be notified with advance notice.

Cover all your concerns and bases.

Go and talk to your neighbour, and voice your concerns. Explain that you'd like to see a schedule of works inc. when the work will be done. And don't be frightened to say "no weekend or evening construction work - obviously decorating is ok." If he can't calm them, just say no. It might be worth talking to the planning office to see where you stand on the weekend thing... if he's mad keen on it, and I'm not sure of the legality, ask him to lodge a goodwill deposit with a solicitor to guarantee no weekend work. If he says no, you know what he has in mind, just say no back to him.
