I am interested in a build project where my only option would be a cesspit , cannot have a septic tank or any other system that drains to soakaway or a ditch , due to environment agency restrictions . Based on my research using average family water usage and the cost of having the tank emptied , the costs are massive ! 11k per year for a family of 4 ! . At those sort of costs the project is nowhere near viable .
Does anybody here have a cesspit and what sort of costs do they have , many thanks

That seems a bit high? Articles I googled suggested up to £1000 per year

£1000 i think would be a septic tank ,that drains the clean water to soakaway , a cesspit is just a holding tank and all that goes in has to be removed by a licensed company , figures suggest in a family of four, each person uses 200ltrs of water per day as an average , which i thought seemed high , but in doing a bit of testing my shower filled a litre jug in six seconds (10ltrs a minute ). If i can operate a cesspit for £1000 per year i will buy the property tomorrow :)

We have four properties on the farm, all with septic tanks, none of which have needed to be emptied in twenty years. As long as they are used correctly they should require very little maintenance.

Approximate Costs

As well as the size or volume of your system and the number of occupants in your household, clearance costs will vary from region to region and is often dependent upon the disposal rates charged by your local water authority. The costs below are for guide purposes only

Cesspit: (widely considered to be the most expensive sewage system to maintain)

Emptying Frequency: 8 – 10 times per year, (often more frequently).

Average cost per empty:

1000 Gallons / 4500 Litres: £110 – £130

2000 Gallons / 9000 Litres: £170 – £200

3000 Gallons / 13500 Litres: £220 – £260

4000 Gallons / 18000 Litres: £280 – £320.
