Loft Conversion - Guess how much!

A question for the forum.

The wife and I are considering a loft conversion. A friend of ours is a builder and carpenter. He says he will be:

1. Fully insulated
2. Boarded
3. Fitted with fold away stairs (not ladders)
4. Fitted with 2x roof windows
5. Fitted with lights and power sockets
6. All done to building regulations

Obviously we would have to apply for planning permission (At an extra cost). So for the work above, how much would ou expect to pay?







I'll let the thread run for a while and then post what we've been quoted.

costs will of course depend upon the quality of the materials used, however, I reckon based on decent materials....

Labour £2,000-£3,000 (3-4 days work)
Materials £1,500-£2,000

so £3,500-£5,000.
 
I have no idea about stuff like this but interested to hear the quote as it's something we're thinking about doing in our new house to avoid building an extension on top of the existing single storey one (not sure about foundations etc for that.....)
 
if it doesn't have fixed stairs it is not classed as a loft conversion and cant be listed as such if you come to sell the property,plus you will need full planning permission and structural drawings,you will also have to have a fully qualified electrician ( part p ) to do the electrical work.If you just need a storage room in the loft that is a different thing if your planning to sleep or use it as another living space then it opens a whole different can of worms,for a basic store room should cost about £3-5k for a proper loft conversion done to building regs anything upto £20k+
 
Depending on the existing building a structural engineer may need to do some calcs to see if the existing walls can handle the extra load that such an extension will create. Friend of mine was stunned at costs when structural engineer had done his bit.

As for access to the loft, that may well be the show stopper depending on your local planning dept.
 
Any full loft conversion would start at £15K. However as you say - yours isn't quite that - no dormers or stairs. £3,000 labour, £1,500 materials. So £4,500 exc VAT.

seems ok here but i have never got wet playing snooker yet!!!probably watch the rugby on sky in the lounge later,playing a board comp to-morrow so don't want to use all my good karma to-night.
 
Doesn't sound like a loft conversion to me, sounds like you're having the loft boarded out and a fold-away loft ladder fitted. The windows will be approx £500 each plus another £1K for the boarding and insulation.... sounds like it's gonna be a proper botch-job!

Proper loft conversions require legal staircases and firedoors nowadays.... and legal joists (8" minimum?).

To be honest I'm doing exactly the same to my crappy loft, boarding it out to use as a kids play room (ahem...storage of course!) but I'm going to fit a permanent 'staircase' as I don't want to be faffing around with some wobbly folding thing! If we ever put the house up for sale I'll retro fit a folding ladder and call it a boarded storage area... or board up the ceiling again. To have a decent room up there I'd have to literally raise the roof.

I'd be looking at 30-40K if I wanted a proper loft conversion with bedroom/dressing room/bathroom up there.
