As we look from the road...

The existing bathroom, cloakroom are on the right hand side of the house... hence all the plumbing, soil stacks, drainage inspection chambers are on the right hand side. We are trying to rework the layout of the first floor. The master bedroom is on the left hand side along with a small one bed. We are looking to convert the one bed into an ensuite for the master and 'the' family bath. The room is about 350cm x 240 cm (so i think should be enuf to take a 4 piece bathroom and a 3 piece ensuite.

Question:
1) There is no existing water or waste on this side of the house. Is it impossible to add new drainage, costs etc. There is a house to our LHS.
2) Would I need to look at strenthening the floor - the proposed bath + ensuite will be on top of the current living room
3) Anything else to consider?

Personally I'd swerve a saniflo, they are good but can be noisy.

Without seeing The property it's hard to give you a hard answer of whether it can or cannot be done. Itd probably be a lot more cost effective to have a new soil&vent pipe fitted at the rear of the property to feed your wc's.

You should be able to reroute your hot and cold water supplies with little issue.

If you want to pm or email some pics of the property then I'd be able to give you a better idea.

Failling that, get a good local plumber to come round and give you a quote.

Stuart... Pm to follow.. also got an architect coming around ttomorrow
