planning permission, extension etc

Right, i have been through all the online stuff and i think i am right, but..

OK, so we want to knock our conservatory down and replace it with a brick built extension, we will move the kitchen into here. I reckon, i dont need planning permission. I have read all the rules and i think i'm right.

Anyone else been in this situation? Council suggested i could apply for a certificate of lawfulness which would confirm my thoughts, anyone done this?

Next questions, would you bother with an architect? its fairly simple in design, my only headache is redirecting the water and waste. Anyone got any input for me?

Is it close to a neighbour's property? Will it need new foundations? If yes a party wall agreement will be required.

If it's to be a 'habitable' room building regs. apply.
 
Is it a single storey extension? If so then you shouldn't need planning permission as you'll be within your Permitted Development limits.

However, you will need Building Control approval. Your contractor should be able to advise you on this but you will need some decent drawings doing for the application. Not necessarily by an architect but by someone who knows what they're doing. Have a look at the small ads in your local newspaper, you'll find someone there.

Yes single storey and its going to mirror almost the footprint of the current conservatory, so assume its within limits etc still. Well not assume it is within limits! Yes fully aware of the building regs side of things after my office/garage conversion at my last place, one thing i learnt there is retrospective approval is hard!! LOL

I am pretty sure it will need new foundations, the conservatory is a dwarf wall and only expect them to be the minimum depth for that, so fully expecting to remove and dig deeper.

Thank you both, might chat my grandad into some drawings, retired now but an architect by trade! I am going to do most of the work myself and will sub in a brickie when required and a roofer etc, plumbing i can do so will just pay for a sparky also. Just need to work out the easiest option for the plumbing, cold and waste i am thinking a new trench round the side of the house to join up out the front. I assume i will need the waterboard to connect this for me once it meets their requirements, then an internal trench in the house for the hot water, need to be clever because at some point in the future, we will be going to a combi boiler, so dont want the hot water feed to come direct from the tank as i will have to change it again in a few years i assume?

Ah ok.. Hmmm will have to ponder this one then! Its possibly the furthest part away it possibly could be! Isn't that always the case?!
 
All new to me and I have nothing at the back of my house ... I'm getting a sun lounge built and the architect emailed saying that the planners have deemed it to be 'permitted development' therefore my cheque for the planning application will be returned. What I do have to pay though (half the price) is for a Certificate of Lawfulness which the council issue and this confirms that planning wasn't required!

I've no idea if there's a building difference/law between us up here and you down there? Good luck though, hope it goes well.
 
I was under the impression that as a conservatory has a glass roof it is classed as a temporary structure and no planning consent required as long as it's under 20 sq m, but a solid roof needs planning consent.

Re the plumbing, do you have rainwater goods on your existing conservatory? If so where do they terminate to?
