Just about to agree the sale of our house and a purchase of another and a few questions for those in the know:

Do you need to use a local solicitor as you used to?
Are the online firms good to use or do you get an inferior service?
Any recommendations for the Milton Keynes Area?
How much would you expect to pay (selling at 415K buying at 330K and porting the mortgage)?

Any help gratefully received, TIA
 
A local Solicitor charged me around £1000 for the conveyancing on my recent move. £500 for the sale and £500 for the purchase. I thought that was quite reasonable.

You also have to pay Stamp Duty on the house you purchase which is on a sliding scale based on the purchase price.
 
I used an online solicitor when I sold last year. It was cheaper and more convenient because I didn't have to make any trips to their offices but I'm not convinced the service was quite as good.

I guess you pays your money and takes your choice.
 
A grand!? I wish, fundy on those values you are looking at 2200 to 2600 for a local. U can remote to anyone, but I like the convenience of dropping paper work in, even if it saves a day but costs a little more..

The whole process took ages, mainly because the online bloke took a week to reply to any emails and never returned a phonecall. My solicitor said they hate working with the online firms because they are typically one solicitor/conveyancer, with a call-centre type setup of non-qualified assistants who can't actually do anything, just take messages and admin stuff. As a result the actual conveyancer is typically snowed under.

Cost wise I think we paid around 1600 quid for both sale and purchase, so more expensive than the online 500 quid all in jobbies. After our recent experience I steer clear of online if you want things done promptly.

I sold my deceased Aunts house in Banbury as executor in September, it was £240K and the local solicitor charged a total of £820 (£650 plus VAT plus disbursements)
Pays to shop around , probably the smaller practices may charge less, unless you have a large one with a dedicated conveyancing department, who deal in large volumes

It's not the value of the property that determines the complexity of the conveyancing transaction. An expensive house, sold previously, with a clean title and no burdens could be a breeze. But a new house on a sub divided plot with all sorts of title restrictions and burdens could be a nightmare.

We bought our first flat 26 years ago for the princely sum of £33,000 and our solicitor had a nightmare trying to sort it out. The title deed drawing was wrong, meaning the other 3 flats were wrong as well. It needed a title indemnity policy as the site was a former soapworks, many years before and title restricted the use of the site to anything other than business use !!
Needless to say he was glad to see the back of us !

ok, but even then, 500 quid is still cheap. i just checked and mine was 695 sell and 750 purchase, both + VAT and all the associated extras as per above.
 
when I moved in 2013 my solicitor (one of my clients) charged me £250! I must admit that I had sorted him out a cracking deal on his firms insurance and saved him £7500 so he returned the favour
 
So if I was only buying and not selling. For all my fees rough ball park is £6k enough e.g. searchs, solicitor etc?

Might be struggling to get a big enough mortgage, so the more I can put down as a deposit the better.

Only looking at a £155k flat.
