£5 million actually seems very reasonable for that.

Get planning permission to build a few cottages on site and this could become a very profitable investment in a few years. The course is already in place, it has a great pedigree and attracted The Scottish Open.

Throw in Nairn, Royal Dornoch, Skibo, Trump, Lossiemouth, Tain, Trump, Royal Aberdeen, etc etc all within driving distance it could be a good investment for the right company.
