Hi

Am looking to work out a ball park figure for a straight forward single storey extension. Be approx 36ft x 10 ft, brick built, 8ft ceiling, simple pitched roof, space split into 3 rooms internally so 2 internal 10 ft walls.

Anyone give me a rough guide be much appreciated cheers

Very rough guide is a grand per square metre.

A lot of variables, not least of which is where you are in the country. A grand will give you a rough idea if you're just starting the thought process though.

How long is a piece of string??

So much depends on quality of work, types of finishing (floors, ceilings, kitchen included,etc). ??Architect, project manager involved or running it yourself, etc etc.

Suggest around £1,500 Sq M as a base price but could go a few hundred a Sq M either way.

Ball park £28-30K based on my neighbour having a 25ft x 10ft extension built for £22K

I was told to work on aprox £1k per sq m too last year. Was cheaper to move house in the end.

Depending on spec etc it's usually between £1k-1.5k per sq metre. Make sure you factor in costs of planning permission, building control visits etc

thanks guys, was going to work on £100 a sq ft (yes im still in old money terms lol) so not far off the mark

I got the planing , building warrant, and amendment charges waved.
Because the extension was to house my mother who was registered blind.

What part of the country - probably a fair bit cheaper if you live in St Helens than if you live in Guildford
