without sounding like Vikrup (Remember him?) does anyone know of any architects who can advise on getting some external elevations done?

I don't need full plans, just externals x3, back & 2 gable ends. Who would be best to use? and potential costs?

I have been a naughty boy and need to go for retrospective planning !!!:o

Nick, i used a local company to me to draw me up plans for a simple 25m2 extension. We knew what we wanted, so they didnt have to 'design' anything. We paid 900 quid and that included all the info for building regs and help getting through the council certificate of conformity. (we didnt need planning permission)

doubt my guy is much use to you, but should give you an idea of costs. (PS i heard my guy is cheap! we had a quote of about 3500 for the same work!)

cheers. I've seen an online fella that can do it for £600 using our sketches and photos, it sounds a but dodgy but it just needs to satisfy the planners! we're are at 46.61 so within permitted development, but they have objected to my use of weatherboard cladding, saying that it's not in keeping with the original materials used on the house. Probably because it wasn't available in 1936 !

they would like me to submit planning for the change of finish with elevations. I would quite like them to go away, but they won't.

Clearly it wouldn't Nick as your house is a semi?
I am often associated with 'semi's' but in this case it is fully detached, just like my sense of reality!!!

It's just the neighbours are really close, which is why the crumbly old buggers have objected to the pink windmill and flashing neon sign that I have placed atop ma hoose!!

I didn't see that in your plans

when we had our extension done 14 years ago, it helped that Mrs Fraggers brother is an architect and her dad is a (now retired) structural Engineer

must be some draughtsmen in your area who can knock up some drawings to scale
