Currently exploring options on the BTL market, so couple of questions to the experienced BTL landlords on the forum.
1) For those who own 1 or 2 properties, do you manage your accounts via a investment/property company or simply thru your regular tax route. I think in our best case scenario we will probably make a princely sum of 3.5-4K p.a. so using a company seems an overkill
2) Has anyone converted their primary home to a BTL. What are the tax implications when you sell off. would you need to pay capital tax on it? Also how is this calculated. Assume we bought the house in 2007 for £300K. We would have used it as primary home till 2014 and reduced the mortgage to 250K. Then we converted to a BTL via additional borrowings (say 50K). Assume we sell in 2018 for £400K. What is the capital gain?
